If we completely whiff, there's always the option to take one of Portland's bloated deals off their hands and get a first in the deal. Evan Turner, Meyers Leonard and a future #1 for Zeller, Jackson and a couple of seconds?

Why bloat your cap and take yourself out of the running for Marquee free agents for late first round picks?
Because if we can't get a 1st or 2nd tier free agent, there's something to be said for solidifying ourselves as #2 in the East and hope to get lucky. Leonard and Turner would do that and Portland needs so badly to avoid the luxury tax that we'd likely get another first as well. And as long as we have that 2018 Brooklyn pick, a trade will still be possible.
The downside, of course, is we still likely wouldn't be on the Cavs or Warriors level and would only have a two year window before we get killed by the luxury tax. But taking a shot for two years and then rebuilding around Fultz, Jaylen, Smart and Brooklyn '18 isn't the worst idea.
