How is the value of a particular team determined?  Is it according to revenue from ticket and merchandise sales?  Size of the market?

I was surprised that teams like Phoenix, Dallas, and Detroit have more value than Boston.  Will Boston's value increase if we win the championship?  The Lakers and the Knicks top the list of team value.

You can throw in the team's respective local television and radio contracts.  Local advertising as well.  I'm not sure if its done in basketball but name recognitions/intangible assets can be used for valuation as well.

Some factors:

1) Arena -- whether you own it, lease it, etc., and the seating capacity / luxury box capacity
2) Market -- some markets are bigger and more wealthy than others
3) Success -- how good is your team, both now and historically
4) Television / media contracts
5) Sponsors
6) Annual revenue -- this is related to a lot of the other factors
7) Debt service
