playoff seed question

Maybe a little bit of a stupid question for some of you.

But am I right if you win your division (for boston the atlantic and have to beat 76'ers) You are guarenteed a TOP4 seed? And why 4 if there 3 divisions. Can someone explain the total rule to me? Do you got homecourt aswell?

This is my 2nd active season that I'm watching all the games (im from europe) and last season it just looked like the seedings 1-8 where just like the the team with the most wins gets the highest (in both east in west) or was this just the case as the top 3 teams where from 3 different divisions (bulls, heat, celtics)
Or they changed the rule?

Just want to have everything clear for me, because i would love to avoid Miami/Chigago in a first rounder.

Three division winners and the conference’s next best team are seeded 1-4 based on records, so the Atlantic Division-leading Sixers are slotted fourth, even though the Pacers own a better record. The remaining teams are ranked 5-8 based on record, but division winners are not guaranteed a home series. So, should a lower seed own the better record, they’d still play four road contests in a seven-game series — negating the seeding advantage.

Getting a higher seed but not having homecourt advantage seems like a raw deal to me. Chances are, the three division winners are going to have records that are among the four best in the conference, so you might as well just seed by record 1-8.
